ABOUT THE JOB

At VIVLA, we are redefining premium second-home ownership through a model that blends real estate, hospitality, and technology.

We are building the leading network of high-end vacation homes in Southern Europe and are looking for a Head of Architecture and Home Operations to lead Vivla Studio . This role defines one of the most critical levers of the business: our physical product full lifecycle management.

THE ROLE

Your mission is to transform high-value real estate into “plug-and-play” luxury assets with the precision of a manufacturing line and the soul of a design boutique.

This is not a traditional management role. It is a role of decision-making, extreme ownership, and accountability . As a key member of the Executive Team , you will be responsible for the “Home Operating System”—ensuring our assets scale while maintaining 5-star standards and surgical P&L efficiency.

KEY RESPONSIBILITIES

1. Product Lifecycle & P&L Ownership

  • Product delivery : Direct accountability for the delivery of all assets. You must ensure every project meets the three non-negotiables: Timeline, Capex, and Quality.
  • Full Lifecycle : Lead the journey from technical due diligence to renovation, fit-out, and ongoing facility management.
  • Budget Precision : Own the Vivla Studio budget with absolute precision, optimizing the balance between aesthetic impact and unit economics.
  • Asset Integrity: Ensure the asset never depreciates in experience or value.

2. Productization & Exponential Scaling

  • Industrialize the bespoke : Create the “Vivla Playbook” for design and renovation that ensures 10x consistency while slashing delivery timelines.
  • Systems Architecture : Build the scalable systems (SLAs and tech-enabled workflows) required to sustain our current exponential growth.

3. Strategic Vendor Command

  • Supply Chain Leadership : Build and lead a “ruthless” high-quality supply chain across Europe’s top leisure destinations.
  • Negotiation : Negotiate and manage external partners, ensuring they adhere to Vivla’s rigorous standards and timelines.

4. Team Leadership

  • People Management : Lead and mentor the Vivla Studio team (Architecture & Operations). You are responsible for team performance, resource allocation, and ensuring KPIs and growth targets are met.
  • Culture : Foster a culture of excellence, urgency, and discipline within the department.

HOW WE MEASURE SUCCESS

  • Project Delivery : 100% adherence to agreed timelines and Capex budgets.
  • Product Quality : Zero-defect handovers and superior asset maintenance.
  • Operational Rigor : Scalability and robustness of the maintenance and operations framework.
  • Team Performance : High talent density and achievement of departamental KPIs.

WHAT WE’RE LOOKING FOR

  • Experience : 8+ years of experience in Real Estate Operations, Construction Management, or Luxury Development.
  • Technical Hybrid : A degree in Architecture or Engineering. You are 50% technician and 50% hard-nosed operator.
  • Extreme Ownership : You treat Vivla as your own. You don’t just identify problems; you solve them before they hit the CEO’s desk.
  • Scale-up Tempo : You thrive in “Day 1” environments and are eager to build systems from scratch.
  • Executive Presence : Ability to defend a €2M budget to the Board and 15 minutes later negotiate a discount with a local contractor.
  • People Leader : Proven track record of managing technical teams and driving high-performance cultures.

WHAT THIS ROLE IS NOT

  • Not a “Consultant” Role : You are an executive who gets their boots dirty and makes things happen.
  • Not a trade-off between Design and Execution : At Vivla, concept and delivery are equally critical. We don’t sacrifice beauty for speed, or vice versa.
  • Not for the risk-averse : This is about high-speed, high-stakes growth and taking full responsibility for outcomes.
